Air Conditioning Inspection Reports

Many commercial buildings and an increasing number of homes have air conditioning systems installed. These systems should be carefully maintained and managed in order that they do not consume too much energy.

The air conditioning in your building can amount to a third of your annual electricity bill. Older, oversized or poorly maintained air conditioning systems may be using more energy and costing more to operate than necessary.

The Government has introduced regular inspections for air conditioning systems. By 4 January 2009 all air conditioning systems over 250kW must have their first inspection, and by 4 January 2011 all air conditioning systems over 12kW must have their first inspection. The inspections are then to be repeated at intervals of not more than five years.

The report, as well as covering general information about the installed air conditioning systems will include:

  • The current efficiency of your equipment and suggestions for improvement including, where appropriate, its replacement.
  • A list of faults identified (e.g. condition of air filters) during the inspection and suggested actions.
  • The adequacy of equipment maintenance and suggestions for improvements.
  • The adequacy of the installed controls and control setting and suggestions for improvement.
  • The current size of the installed system in relation to the cooling load.
  • Suggestions for improving the systems energy efficiency, or, where appropriate minimising or avoiding the need for air conditioning.

Acting on the recommendations included in the report are not mandatory, but could save you energy and money off your fuel bills.
